1. About Nofeez

Welcome to Nofeez, a product of Flaplive FZ-LLC, a company duly registered and headquartered in Dubai, United Arab Emirates ("we," "us," "our," or "Nofeez").

Nofeez is the UAE's first zero-commission, AI-powered real estate platform designed to connect verified property owners, landlords, renters, and buyers directly—without brokers, hidden fees, or fake listings.

These Terms and Conditions ("Terms") constitute a legally binding agreement between you ("User," "you," or "your") and Flaplive FZ-LLC. By accessing, downloading, installing, or using the Nofeez mobile application, website, or any associated services (collectively, the "Platform"), you acknowledge that you have read, understood, and agree to be bound by these Terms in their entirety.

If you do not agree with any part of these Terms, you must immediately discontinue use of the Platform.

2. Acceptance of Terms

By downloading, installing, registering an account, or using the Nofeez Platform in any manner, you expressly confirm and represent that:

• You are at least 18 years of age and possess the legal capacity to enter into binding contracts under the laws of the United Arab Emirates.
• You have read, understood, and accepted these Terms and Conditions in full.
• You are legally authorized to engage in property transactions, listings, or inquiries in the UAE.
• You will comply with all applicable laws, including but not limited to the UAE Personal Data Protection Law (PDPL), Real Estate Regulatory Agency (RERA) regulations, and any other local, federal, or international laws.
• All information you provide is accurate, complete, current, and truthful to the best of your knowledge.

Note: Nofeez reserves the right to modify, update, or amend these Terms at any time without prior notice. Continued use of the Platform following such changes constitutes your acceptance of the revised Terms. We recommend reviewing this page periodically to stay informed.

3. Eligibility and Account Registration

3.1 Eligibility

The Nofeez Platform is available exclusively to:

• Property owners and landlords who wish to list their own properties for sale or rent.
• Individuals seeking to rent or purchase property directly from owners.
• UAE residents or legal entities registered in the UAE.

3.2 Account Creation

To use the Platform, you must register an account by providing accurate and complete information, including but not limited to:

• Full legal name
• Valid email address
• Mobile phone number
• Emirates ID or other government-issued identification (for verification purposes)

3.3 Verification Process

Nofeez employs a verification system to ensure the authenticity of users and properties. By registering, you consent to:

• Identity verification through Emirates ID or passport
• Property ownership verification through title deeds or rental agreements
• Phone number verification via OTP (One-Time Password)
• AI-assisted document validation and fraud detection

3.4 Account Security

You are solely responsible for:

• Maintaining the confidentiality of your account credentials
• All activities conducted under your account
• Immediately notifying Nofeez of any unauthorized access or security breach

Nofeez shall not be liable for any loss or damage arising from your failure to safeguard your account.

4. Strict No-Broker Policy

4.1 Prohibited Users

The following entities and individuals are expressly forbidden from registering, accessing, or using the Platform:

• Licensed or unlicensed real estate brokers
• Real estate agents or agencies
• Property management companies acting as intermediaries
• Marketing firms listing properties on behalf of owners
• Any individual or entity not directly owning or seeking property

4.2 Enforcement and Penalties

Nofeez employs advanced AI-based detection systems to identify broker activity. Violations of this No-Broker Policy will result in:

• Immediate Account Suspension: Temporary suspension pending investigation
• Permanent Ban: Lifetime ban from the Platform for confirmed violations
• Removal of All Listings: Immediate deletion of all property posts
• No Refund: Forfeiture of any paid subscription or service fees
• Legal Action: Potential legal proceedings for fraud or misrepresentation

4.3 Reporting Suspected Brokers

Users are encouraged to report suspected broker activity by contacting us at tech@nofeez.com. All reports will be investigated promptly.

5. Property Listings and User Content

5.1 Listing Requirements

When creating a property listing, you must:

• Be the legal owner or authorized representative of the property
• Provide accurate, truthful, and complete information about the property
• Upload genuine photographs and documents
• Set reasonable and market-compliant pricing
• Ensure compliance with UAE real estate laws and RERA regulations

5.2 Prohibited Content

The following types of content are strictly prohibited:

• False, misleading, or deceptive property information
• Duplicate listings or spam content
• Properties not legally owned or authorized for listing
• Offensive, obscene, or discriminatory content
• Properties in violation of UAE law or regulations
• Contact information intended to bypass the Platform

5.3 Content Ownership and License

By posting content on Nofeez, you grant us a non-exclusive, worldwide, royalty-free license to use, display, reproduce, and distribute your content for the purpose of operating and promoting the Platform. You retain full ownership of your content.

5.4 Content Moderation

Nofeez reserves the right to review, edit, remove, or refuse to publish any content that violates these Terms, applicable laws, or community standards—without prior notice or liability.

6. Governing Law and Dispute Resolution

6.1 Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the United Arab Emirates, without regard to its conflict of law principles. Specifically, these Terms are subject to:

• UAE Federal Law No. 5 of 1985 (Civil Transactions Law)
• UAE Federal Law No. 45 of 2021 (Personal Data Protection Law - PDPL)
• RERA (Real Estate Regulatory Agency) regulations and guidelines
• Any other applicable UAE federal or emirate-level laws

6.2 Jurisdiction

Any disputes, claims, or controversies arising out of or relating to these Terms or the use of the Nofeez Platform shall fall under the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.

6.3 Dispute Resolution

Before initiating formal legal proceedings, you agree to attempt to resolve any disputes through good-faith negotiation by contacting us at tech@nofeez.com. If a resolution cannot be reached within 30 days, either party may pursue legal remedies as permitted by law.

Effective Date: These Terms and Conditions are effective as of October 2025 and remain in effect until modified or superseded by updated Terms.

By using the Nofeez Platform, you acknowledge that you have read, understood, and agreed to be bound by these Terms and Conditions in their entirety.
